Every property purchase is stressful, and buying in a foreign country can be daunting, and risky. Everyone must have read stories from many idyllic locations around the World, where a dream holiday home purchase or attractive investment opportunity became a living nightmare. In actuality, it is extremely rare - but that would be of little comfort to those affected. Stage payments, which provide funding from the client to the developer at regular progress intervals, are the traditional method of financing new build properties. It is when the developer or builder suffers financial difficulties that earlier stage payments are vulnerable. Again, this is rare - but if it happens, an extremely worrying future in foreign courts can be the only outcome.

We decided that there simply had to be a better way. We wanted a safer way, and a way more familiar to British buyers. We sat down and with help and advice from our UK and Turkish lawyers, devised a purchasing process that is entirely risk free to the purchaser. Investment can be made in all our listed properties with no potential for financial risk and heartache. All properties, new and resale, are sold by official contract drawn up and signed by a local solicitor, and payment is not made to the vendor/developer until the very time the property title deed is signed over to the purchaser. Local checks are made to ensure the property is complete and all specified fixtures and fittings are present and installed. A deposit (typically 10% of purchase price) is paid on signing of contracts (as in the UK at exchange of contracts) - but even this is not passed to the developer. The UK Solicitor holds the deposit until the title deed is signed over. The Title Deed is approved by the lawyer and an instruction is made to pay the vendor. We don't make your investment abroad less risky - we GUARANTEE that your purchase will be entirely smooth and not a penny of your money will be at risk at any time.

We also looked at another issue that has caused anger and friction - selling agents adding extra to the asking price of a resale property to boost their earnings. We think we have the perfect answer to that one - we don't add resale properties to the Assured Estate website; the sellers list their own - so you can be assured that the price you see is the vendor's price.

It isn't all about good news for buyers either - sellers who list with Assured Estate as a 'sole agent' get 50% disount on agency fees, again in line with UK practice.
